why no MLS  agents may have done a bunch of your homework up front.. just offer what makes sense to you.. me personally I would start with  the zoning maps and only look at props zoned for the size you want to create.. then work backwards.. no sense chasing deals without knowing the zoning up front.

This is a "hire someone" but getting someone to look at it before we need to put in an offer is tough in the local market and the contractor we usually use is unavailable do to family issues for the next two weeks.  2) Will it matter which direction the new stairs would run up the second floor in regards to the direction the joists run?

They all used the same the tactic, money.I would offer a generous buyout, which I know will be hard on principle, but you'll spend just as much on lawyers and preserve your sanity in the long run, wishing you the best of luck.
