I think having enough funds and a good home inspection and contractor that you can trust is a much in the  beginning otherwise you are just gambling.

Good news for you is you qualify for VA 100% No money down.Apply that 100% financing and seller contribution towards closing costs and all you pay if the appraisal, termite inspection and possibly nothing more out of pocket.

Once those plans are approved you can do any necessary work and after the final inspection is approved you can file for a certificate of occupancy.
