I thought of getting a different job to increase my income, but the job I currently have gives me an incredible amount of free time and is ideal for someone like me who wants to get into rentals/property management.So I started talking to as many people as I could and I found a partner who has a massive amount of capital but no time (he runs a company as well as manages 15+ properties).  

Maybe I am a pessimist 😳😊 maybe, regardless a market downcycle is a bad thing for the unprepared and a massive opportunity for the prepared.

LOTS of cash to put down driving down the need for massive incomes.I know when I look at my sales of new construction here on the west coast last 5 years and its a small sampling I think we have built and sold about 100 homes..

I have noticed that there are massive constructions happening in McKinney and Frisco in the Texas DFW area.

I'd rip it out, unless the bedroom is massive (which it doesn't look like) and you could convert it to a full bathroom walled off from the bedroom, to get the property up to 2 1/2 bath without loosing a functional bedroom.

Gunning for millennial renters, who supposedly all want to live in major urban cores, and fueled by cheap money and foreign flight capital, massive building has been going on, almost all in Class A assets, and in a vanishingly small number of submarkets.  

I have thought about creating a mobile home park on land but don't want to mess with environmental issues and massive start up costs.
