Almost everything else we asked them to do, any special instructions, anything out of the ordinary, they screwed up, although they did correct it when we informed them.I do like their dashboard, and the ease of checking the payment status of our loans online.

I have plenty of antidotal evidence as I have many clients that use PO boxes that claim a home office deduction.Check out IRS publication 587 and the Form 8829 instructions for requirements and specific tests.

Zoning allows for mobile/manufactured homes as long as there is a concrete foundation to strap it to, unless the manufacturer suggests an alternative way to secure the home.The lot suffers from soil subsidence issues, however, so I'm not even sure that a foundation can be put in (see this thread for more info: "Building on Junk Fill").

I have not needed an attorney, so I can't recommend one yet...but make sure you go to the court website, there is a checklist and courts are very strict that you have to follow instructions exactly or case will be delayed and/or dismissed.the forms you need are on this page...http://www.courts.state.nh.us/district/landlord.htm click on the "landlord/tenant checklist"
