Since I did not have scale, I did all of the property management myself (advertising vacant units, showing property to prospective tenants, minor maintenance, finding and overseeing contractors for major repairs).

Well if you’re using a VA Loan the property will have to be “move-in ready” so if any major repairs were needed this would be a problem.

I have tried lists from REWW / Realeflow / Datazapp to try and contact motivated sellers, but the vast majority of these prospects have no interest in selling their property or want too much.

@Jason DiClemente This is very true, however, I'd imagine regardless of whether or not she was closing under an entity or as an individual the majority of these loans are going to come with a personal guarantee.
