If you are successfully self managing at a reasonable scale, I'd hope you would have some systems already in place. 

She is still being nitpicky about things and I am hoping for advice on how I can tell her no about unnecessary repairs.

Im hoping everything is settled by end of June, I believe that is when everyone moves around to be in their new homes by July1st.

I have the means to buy the property myself but I worry about my parents retirement and would hope we can rinse and repeat this process a few times and help them get some extra money for their retirement.

It seems as though the only way to get a return right now is to buy something in full and then refinance in a couple years when hopefully rates are lower and you can redeploy that equity again.

I am hopeful I could under bid and get it at a good deal.I would like to put an offer in, but I don't have enough cash to pay the full amount at auction.

Aside from RE (but business goals related) I'd like to do financial advising on a consulting basis, am currently getting my CFP, and have been pursuing financial independence for six years and hope to be FI within the next 3-5 years.I'd love a mastermind group that can discuss real estate and business/investing goals and progress, be inspired by others successes, and learn from one another.

(For my area, this is average for a 2 bedroom starter home with no need for major repairs).Anyway, I was hoping to get a DSCR loan for the rest.
