like any city there is the crap area and Vegas has it share.. but also some very nice props for rentals  we get 4k a month for our townhouse furnished that we are into maybe 275k. so not bad.

It'll be awkward and may feel like you don't belong but in my experience everyone is happy to share what knowledge they can and possibly give you that mentorship you're looking for.

While reading is always great I wanted to share the advise that I got early on in trying to break into commercial (not that I've been successful breaking into that category but I like to think I'm on the way). 

Costar monitors both time logged in and IP addresses to see if anyone is sharing access.

If you are in an inexpensive area that is growing, you can often get both  cash flow AND great appreciation.With that in mind, I thought it worth sharing this fresh US Census data.
