A lot of newbies but there are also people that are pretty heavily involved in real estate investing.

I wonder if they were saying it costs about 10k for the materials to "print" the exterior walls or something, not counting the labor, overhead and machinery involved to build those walls...Not even counting the foundation, roof, utilities, trim, partition walls, doors, paint, etc. 

We picked the house up for 235k from a wholesaler and houses with similar square footage on the river have sold recently for $450k on up.  

He however is an investor in another state, and we always talk about making sure things are squared away for investing in Indiana. 

Not bad for all involved..

I tell all the wholesalers that I deal with that all I need from them is the address, the number of beds and baths, and the approximate square footage, as well as any info on known repairs needed.

Their RFP indicates the tenant is requesting 5000 square foot yet at the same time it also requests # of rooms along with the requested minimum size of each room.

So he is very involved and is responsive to the phone calls or emails.
