If they can give you answers relating to the dangers of violating the B&P Code, how to mitigate these dangers as much as possible through the way the contract is drafted, how to find a wholesale-friendly escrow company, what contracts are required for a wholesale, etc... then you found the right one.

I can't refer you to a particular one since I personally am not investing in one of them, (so I don't know their returns or safety) but try looking in the Dallas Texas area for funds that are related to Multi Family.

Let’s say we sell R and after the sale related cost (commission, closing cost, remodeling before putting it on mark, etc), we have $325K (part of it has been used to paying off the loan of course).

I've found several of these situations and feel there is equity there to be discounted, since they're not completely underwater relative to ARV, so I'm just trying to figure out an angle. 

@Derek Luttrell besides an inherited tenant not paying a months rent and leaving the place a relative mess, he’s been fine.  

I use it for project/task management at my non real estate related job and am planning on using it to stay on task in my real estate endeavors.
