I've had several past clients "graduate" from residential/Fannie 1-4 unit stuff with me, to a grab bag of commercial, portfolio, fix-n-flip type stuff with them.They are all about how good of a deal you are getting on the purchase.

It's a hard swallow and they may feel like you are going for a money grab.

I see around 2-4 out of state investors a week grab deals in Oklahoma City.

There's also the option to put up motion lights that look like cameras and are solar-powered (you can get those for super cheap; $40 for 2 on amazon).I'd recommend a camera system that will allow you to save the recordings to your phone/smart device and can grab still shots/certain frames.

You can't just grab anyone that thinks they want to buy on an option. 

Thankfully, I managed to grab him and twist him underneath me just before we landed and bounced three times.3.

Then I make sure all my tenants are attending the local school (you don't want an older man living with college girls)tell the tenants this, this will make them feel more comfortable about sharing a living space.

Already done and it bought me about 6 months of peace  because I thought I got it all squared away and that the first time was a one time thing of a country girl getting use to the big bad city...
