I am not here to solicit realty business, we want to soley focus on our own investments as well as parterning with like minded people to collaborate and generate creative ideas to get more deals done.

I am very impressed with the amount of resources available here as well as the amazing collaborative spirit that exists with all its members.  

. - But, having said that, I'd much rather build a relationship w/a wholesaler who's honest about needing me just for repair bids, than one who gets my hopes up & lets me down.My personal Tips For Fostering a Good Investor-Contractor Relationship are:I cannot stress communication enough.- so many ppl unnecessarily fib & b.s. in this biz Tell me your position:- are you an investor, a wholesaler or both?

They know that the relationship they foster with that client for the long term is what really matters.

Man, I have to agree with @Shane Foster.  

I know a lot of the guys in here like to keep buying and buying and that is great…But I guess growing up in and out of foster homes and boys homes as a kid, there is just something to be said about having your first home paid for, in full…So with that said, after this deployment I will only owe like 10k on my first rental property and I intend on paying it off…I’ll take all that money that I make off of it being rented out along with a little from my primary income each month and throw it on the next investment…I think I may even put that first rental in an LLC.

@Dave Foster is probably one of the better choices Peter as he is one of those guys that is always available and always has the answer. 

It's starting to become something I think other people might find handy too.I know there's no shortage of calculators out there, and even here on BP, but this app has certainly made things a lot faster for me.I was just curious if any of you happen to be familiar with Pythonista... maybe we could collaborate?
