So I just assume those things will be part of ongoing maintenance for the property.On a side note: where is your house that it's so dry in the summer that the grass will burn dead, yet the municipality can afford to give away unlimited quantities of water for a flat price (just part of your taxes)?

@Villy Ellinger Simple repairs like replacing a ballast in a fluorescent light, replacing a thermocouple or heating element in a hot water tank, replacing the agitator dogs in a washer, replacing the heating element in an electric dryer, replacing the ignitor in a gas dryer, replacing a faulty breaker in a fuse panel, replacing the fill valve/flapper/wax seal in a toilet, replacing a garbage disposer, replacing a capacitor in a CH/A unit, etc.

My dry wall contractor has over 600 employees and a JET for instance.The big subs on the west coast right now are just flat killing it.. not the lunch bucket day contractors but the for real companies.

-I have a lawyer that is charging a reasonable flat fee for closing the deal...I wonder if a title search on my end ($250 maybe) will save me the flat fee that my lawyer will ask for, in case that the deal will be a no go due to some other findings.Looking for advice and tips since this is my first transaction of this type.
