lease expires May 31, 2015

There have been several maintenance calls, largely for plumbing issues which we've taken care of quickly, so hopefully the tenant likes the apartment and service they've received and will renew the lease when it expires at the end of January.  

If the redemption expires in less than 2 months, how motivated do I need to make my offer and is it better to sign a purchase agreement/double closing to pass the money for redemption?

I'm a tenant and my 2 year lease is expiring on the 9th of January 2015.

I am planning on cold calling expired listing leads to try and find some motivated sellers.

If yo dont find a buyer and the contract expires you normally lose your deposit. 

For example, if someone starts a lease in January, are you negotiating an 18 month lease instead of 12 months, so that when it expires, it's the summer (and easier to re-lease than it would be in the winter)?

She needs to proactive, chase expired listings, cold call, mailers to specific farm areas, work her network...if you are providing her "leads", and she isn't being proactive herself, maybe you should considered a new role for her...just my opinion ! 

As I understand it, Wholesaling involves the purchase of an option or "right" to buy a given property at a given price with an expiration date on this right.
