This is the time where you will see a short sale pop up, and or the property is empty and the bank starts to maintain the property so it doesn't accrue and municipal fines, or damage.

Home warranty won't cover secondary damage,  my RR form saying that the flipper/owner is committed to his contractual obligation to make any necessary repairs to any roof damage that should come- well he must have known it was coming and he  was hoping we would run it all through insurance, so he wouldn't have to pay for a new roof... not likely here!!!

We also go with our gut, as we have rented to tenants that have good jobs but we felt a bad vibe when they applied for the apartment, we rented to them anyways just to find out that the vibe we felt was right and had to evict them, they damaged the apartments don't pay etc.
