Does anyone have a preferred metric(s) when analyzing returns on buy & hold properties? Personally I like IRR but sense check it against DCF and FCF to equity. Not looking for a right or wrong answer, just want to hear different opinions. Will

@Will Schryver. I focus most on COC when I'm analyzing a purchase, and then once it's up and running, I look at IRR to consider whether selling or refinancing would make sense at any given moment.
