Peak Asset Lending from Tennessee has a program that will assist you.  

IF the complex is under a subsidy/tax credit that fixes rents as a % of Area Median Income, rents would be tied to the annual income data provided by the gov't, though an owner can always opt out of further assistance and charge market rents if they so choose.

If not, I would suggest looking into surveying classes at your local community college.You will start off as an assistant.

They can deposit their rent, in-branch or via the ABM and the last X digits (6 I believe) appear in the transaction description in the account ledger.

I think there are some great opportunities to automate most of the maintenance requests through digital tools (submission forms) that would minimize relentless phone calls.

They all vary but whatever brand you decide on just ask for some assistance on getting the right unit for your situation.
