You will have to get rid of the tenant so she can't let anyone in and Airbnb will shut down the listing for being falsely advertised if she continues to have guests.

You should check with a local attorney and agent that are experienced in the construction industry if you are going to continue to pay them as 1099's.

Aside from that, I have no experience with real estate.In terms of education, I did take Robert Kiyosaki's Rich Dad coaching courses to learn about real estate investing back around 2010.
