It's a great book, and I would recommend it to anyway looking to get educated about real estate.While reading the book, there was a passage that gave you a script on what to say when making an offer to a bank and guidance on how to find good deals, and I used this pretty much verbatim when I was finally ready to make my offer.

(for the most part) Used very little of my money and avoid capital gains tax mainly using my stock/options proceeds as half of the Down payment for the FHA loan.I'm leaving a lot of detail out, but overall even though I didn't have cash to invest i created a gameplan while continuing to learn/educate myself about real estate and stock investing, and leveraged my knowledge until the right time/opportunity presented itself.Cheers,

I am in the same field, and I got into real estate and think it works fairly well with education (if your job has some flexibility like mine)...I can recall spending like a hundred grueling hours fighting over half someone's deposit in the legal aid office and stalling the eviction an extra week or two on technicalities (a noble cause for sure), but they still, of course, were evicted eventually with no money.

Granted, it might be slightly difficult to gain access via an agent as their assistant unless they know you already, but it's a good way to get access if you don't want to be an agent and waste your time and money getting a license just for MLS access, and who wants to keep doing continuing education that means nothing to you?
