Renters insurance has coverage for tenant liability, so damages caused by the tenant should be covered by the renters insurance.

Hi Sally - Welcome.If you are considering investing in residential real estate in WA,  be aware that there are major changes coming in state law,  almost certainly including 'just cause' eviction rules (HB2453) this session,   and possibly also statewide rent control (HB2779) (less likely this session,  but IMO very likely in the medium/long term unfortunately)  that both if passed will substantially or even dramatically affect the level of risk, business model, and other aspects of owning and operating rental property.   

No one else here will be harmed by whatever you decide; good or bad.Don't take the decision lightly, but also don't just listen to the negative comments either.

Sooo I am wondering what is my recourse now, they pay the rent and that's hard to find for the neighborhood...and I would like them to stay but the damages far exceed their security deposit.They say that their dogs did not cause the damage to the home.

When I go to refinance this property - wouldn't the new conventional lender find out that I'm the member of the lending LLC and also the owner of the property and cause issues ?

Live in flip can work here but I have seen many DIY "improvements" in Moreno Valley that harm the long term prospects for the home.
