I'm not a big fan of suburbs in the sunbelt though.

If you ask 10 investors on here, which is better paying cash, or leveraging, they say leverage.I am a big fan of leverage, but paying cash short term to get a property and then lock it into long term financing is a good strategy. 

I have been following BP for over a year now and am a big fan.  

I'm also a fan of Alerts on Trulia to track new properties hitting the market and price reductions.

I'm trained in making money, but I still change out fans, switches, etc.. just make sure you turn off the main breaker or you'll be shocked at the results. 

While I too am a fan of investing locally when you start out, if you need to look elsewhere to find viable opportunities...I would spend a lot of time learning the experience and investing philosophy of the professionals that will be guiding you through the process (Realtor, loan officer, inspector, property manager, etc.) 

He told me he would place a few fans under the house, and spray with bleach etc He has experience with this type of issue.

(as you can tell, I am a proponent of selling the MH, not renting them...in my experience, they end up being money pits)  Hopefully these questions are helpful...I am a fan of smaller parks, but like most real estate, the key is buying right. 

I'm a huge fan and have used for more than 5 years. 

I ended up fixing it by replacing the evaporator fan that burned out.
