Update 10/23/2015The occupant decided to accept the relocation assistance offer and they are moving out in November.In the meantime, the court case went ahead for the eviction of the former owner.  

Is there anyway to execute traditional financing ahead of the auction, or is a short sale or all cash my only option?  

We told her ahead of time though that there will be a contractor there the first week, and if she's able to wait until the 15th that would be great and we would prorate her rent.
