Con Ed was very slow with me on something I thought could have been dangerous to my tenants.

recent sales are slow but 2/2's at 279k, 265k, and 289K 245 respectively within a mile radius since we have this one on market.

It seems to be extremely slow at this time.

The value add will be relatively slow as we inherited tenants on both sides.

I was originally looking at conventional loans from banks but after researching it will be slow and they don’t like investing in rental properties because of the risk and it does a hard credit inquiry every time which will effect my eligibility.I was looking at hard money loans because they are faster to obtain but they are for short-term rentals and I need something for long-term rentals.

I've had similar thoughts about investing right now in that area is worthwhile or should I keep my capital liquid for a possible slow down/correction. 

Build a nice trex deck . or call some landscapers to do a paver deck and steps , its the slow season and they may need some work . 

I am looking into investing passively (100K ) in the MF investing to begin with to gain some experience but I am concerned that I will be stuck in the deal with funds locked and this slows down the path to reach my goal doing more deals.

There will likely be significant traffic noise, including big trucks using jake (engine) brakes to slow down. 

I'm definitely looking to pick up the pace, even though people tell me to slow down daily.
