@Rita Bautistathanks for the tip and I hope to use that information down the road. for my first purchase I'm going to use a fha, low percentage for money down, it's targeted population is my age range and most realistic I feel for my initial dive into real estate investment.

Sure you can adjust the percentage up or down depending on your market, but if your goal is to invest for cash flow, then it seems like you need to meet a certain baseline rent ratio before an investment will warrant further consideration.If that rule is met as a screening criteria, then you dig in and start running the more detailed numbers to determine if the returns are actually there to make the investment worthwhile.

With a local bank they want full recourse forever but you can negotiate say if you bought with three partners that you are only responsible for a certain percentage of recourse and that you want the recourse to burn off completely once a certain LTV is reached.
