My day job is running an M&A program for a mid size software company so while I know my way around financials and legal matters, I'm just getting started with rental properties.1) As easy as it would be to pierce the veil on the sole member LLC, I'm still inclined to have it as I just like the comfort, separation and plan for growth.2) I understand getting a any bank to loan a new LLC for a property will be difficult and I'll likely have to put the mortgage and title on the rental property under my name personally.3) Can I have the mortgage and property under my name personally and still have the lease and all other business functions under the LLC name?

Does anyone use quickbooks or what is a cheap and easy software to both track payments and expenses but also, if possible, to issue receipts to the tenant.Thanks in advance.

I also have software that I pay for monthly that I can run preliminary reports for myself before I even submit a property for a client to review - that saves them time - - then I can also send that report to them as part of my service. 

Does anyone have suggestions for better software?  

Some allow for inclusion of management fees and overhead fees and some don't.Even if you have standard leases, sometimes tenants (especially ones with a strong negotiating position), will negotiate caps on their expenses and even negotiate out some of the expenses.There is software out there that handles all of this, but if all you have is an 11,000 SF shopping center, I'm guessing it's going to be cost prohibitive to buy it.The main advice I can give is to write down everything single category of expense you plan on billing for and see if your lease form (or forms) allows for you to bill for it (or says you can't bill for it).

Hey everyone,I'm wondering if it's possible to use Yardi just for the accounting features, while using a different piece of software like Buildium or AppFolio for the rest of my property management needs.

I am looking for the best software to manage and organize them by each property to include expenses and income as well as a way to keep track of spending and receipts.

Can someone recommend a handheld tool that allows me to quickly measure square feet and linear feet and then transfers that data very easily to an app or software so that I can see the dimensions?
