The lack of annual inspections these past few years is now clearly documented. 

I have title insurance, but I want to move forward with the current sale versus going through the lengthy process of having the title insurance company clearing this up. 

I'll wait for confirmation of an uptrend and this mess cleared out, till then I'll sit on cash and try to find rentals.

@Brandon Swartwood, im also not clear on what you are after.A scope of work is a "what works going to be done on the property" without walking the property and seeing what it need it is not possible to provide it. 

I think it all starts with becoming crystal clear on your goals and then you can build a strategy to get there. 

Clearly doing this full time sped up the process!
