My tenant emailed me asking me to change the lease which including the appliances.

Most of the job is flooring, paint, appliances, and some basic kitchen and bath updates. 

  $12,500 will get you a decent 3BR house with CH/A with enough money left over to buy all the furniture, electronics and appliances. 

This will decrease as tenants are being evicted.Only 2 Units are close to being completely renovated.Most appliances were beyond repair.  

I am going to try to get quotes for cabinets, appliances and possibly the plumbing and electrical (likely these will be after closing).

A few counters and appliances here and there.

The inside paint will be finished this week, floor refinishing starts on Wednesday, matching stainless steel appliances arrive tomorrow and the kitchen will soon be finished!  

We're losing money for now, but had to buy appliances, paint the house, etc.

And is a dryer considered as a critical appliance that has to be fixed?

Upgrades: New hardwood style floors, countertops, siding, water heaters, AC units (2), New paint, Bathroom finishes, Not-Upgraded: Kitchen appliances (all in good shape and looking good but definitely not new)Tenants: Hard to say b/c they all moved-in in April 2016.
