I purchased my 1st investment property last December and focused on purchasing more.

I will outline my current system below along with some questions - any advice on where I should focus my efforts would be appreciated.I am not wholesaling right now; strictly looking for my own deals.Target properties: Looking for low-end BRRRR's (ARV <$120K) and low-to-mid-end flips (ARV $120K-$300K).

I like to focus on West Ashley, and James Island because this is where I live and work and and deals come up RARELY, but they do happen.

Focus on getting the property cleaned up and rented before worrying about the any deficiencies You will have to pursue him at some in small claims(Or what it is called in Mn).

What you want to focus on, and be great at, is knowing the after repair value, and being able to accurately estimating renovation costs.

I have no past real estate experience outside of paying rent BUT I'm currently looking to get my start in investing through wholesaling and scaling my business up to a focus on renting/flipping muti-family units and some single family flips and wholesales.

It’s important to learn how to filter out the noise and focus on what will truly help you be successful.

I would just add that you should focus on one and focus on it well.
