Looking for fixer upper in San Fernando Valley, CA

I'm a new member to BiggerPockets and a newbie in real estate investing.Originally from Chicago, my wife and I are currently located in Southern California though we will likely relocate in a couple of years.

I'm ready to make a purchase and prefer to keep it close to home in southern California.

Otherwise, renting may be the better option and buy outside CA. 

I use California Closets on apartment complexes.

Do you visit the house with a contractor?

Paid cash, house was occupied and to make a long story short, After one whole year and many court visits we finally agreed on them moving out by mid August.
