definitely split the lot would be the highest and best use I would assume and sell them off individually 

I have two duplex units and am subdividing into townhomes for higher market value.

If I could use that money to purchase more real estate and then finance the car I would probably take that option. 

How would some of you guys go about drawing up a contract between us and the family member.

You must get a permit, drill holes in the bottom, demo the bondbeam down a foot or so, and then fill with compaction inspections along the way..... last time I checked it was about $10,000

I feel that should definitely get you the most interested parties seeing it and therefore obtain the highest and best offer terms.
