Every state has unique laws.

Many others would have waited to invest after making the transition into married life, so I commend you on having a backbone, a brain (for doing the due dilligence), and multi-tasking (for lack of a better term) What I find most interesting is to go back and read your initial posts about being unsure about whether to proceed, and then to read the follow-ups about the tremendous progress you made.

My unique encouragement would be  to not ignore the multi-generational power of real estate investing.  

Knowing this, a unique vehicle like zero coupon interests me.

It's a unique situation to buy into a larger multifamily deal with a major institutional investor that has yielded a minimum of 20% and often higher when they sell after 5-6 years because my husband works in commercial real estate.

Guttenberg is generally the most difficult to deal with, although Union City has its own unique set of challenges.

I am in a unique position where I have the ability to wholesale at very little cost ($200>;1k mailings).

If you prefer someone else to handle the entire rehab process so that you can focus on other tasks at hand then a good GC or project manager is extremely valuable.  

With that, I understand I will need to keep corporate minutes to remain compliant.Can you suggest any software that can help with this task?
