If you are dealing with a national or even a regional bank that is probably why you are hitting that financing road block.Have you contacted any banks that are portfolio lenders or in other words banks that hold their own paper?

We have had luck with local banks, even regional banks typically will not do loans like this without the seasoning.Sounds like @Guy Gimenez has a good recommendation for you.

I am noticing that most of the advice is to rip off old and it is coming from people mostly in colder regions ands not in CA.
