My opinion is that you’d be flushing your money down your shiny new bathroom’s toilet to add that 2nd full bath.  

I didn't ask for deposit when they moved in, instead I asked them to replace a window and toilet.

When I got to the property I noticed it wasn't the tub it was the toilet next to it and all I need to do was reset the toilet for $50.

Though, so I know I'm doing my numbers correctly-do those numbers pan out for a decent investment?

I wouldn't want a tenant not reporting a unusually noisy furnace or leaky toilet because they were afraid it was going to cost them 50 bucks.If you're that worried about frivolous requests you need to better manage your tenant's expectations - either yourself or through a property manager if you're uncomfortable with it.
