I am considering asking the seller's agent to become a transaction broker on the deals I am considering to use as a purchase negotiating tool, e.g. offer less since seller does not have to pay a commission to the buyers agent.

When we went in to get the keys, all the windows were open, tenant tries and gets us to sign a document saying they get their deposit back in full.

foundation work can be expensive, but when repaired properly and defects are corrected I would, sign any limited lifetime warranty, but I refuse to market that way personally....I would rather explain this to my customers why they do that instead of just being honest and say it's marketing and then break it down

Their are a lot of homes for sale in those neighborhoods that do not have signs out.
