Should I shop around?

ARV was closer to 120K. agreed to 67k. shopping to buyers now. looking forward to getting this one assigned!!! 

If you want to spend a few extra minutes you can save even more on items doing the following:For Lowe's I've gotten up to 34% off: Sign up for Post office mail forwarding for 10% off coupon, shop discount gift card sites for above 10% off gift cards (the best I've gotten was 18% off), buy the gift cards through topcashback website (1-4% off), purchase gift cards with citi double cash credit card for an extra 2% off.I bought a Neato vacuum that retails for $500 for $364 (shipped to the house) using the same method above except substituting the 10% off mail coupon from the post office with bed bath and beyonds typical 20% off. 

Property type/size, ARV, school district within the zip codes, distance from shopping center, etc.

Second house I started the loan process with them again where we were offered 4.25% so I decided to shop around and checked Navy FCU. 

Though I have heard some of the more affordable areas of San Rafael may be a decent market and not the bags of tech money being thrown around.Also check out condos.  

Take the time, shop around for an Attorney in your area and make the smart decision.

Make some calls and shop around- not many banks do HELOCs on investment properties. 

That doesn't mean it's a bad idea though- just shop around and see if you can find a rate that will reduce your monthly payments.I think you should definitely do some serious saving before you buy the next property.
