Additionally, you will have seasoning period before you can refinance again, so can slow down the process.

I also recommend letting her know that if she intends to come after you, then you will respond by charging her for any unpaid rent, cleaning and repairs, moving and storage, plus court costs.

It's harder to rent a 1bed unit because people want a guest room, an office, workout or storage space, etc.Preference is 3bed/2bath in my market.

You won't feel like you are missing out on anything as you prepare for the next buying & selling season. 

So my current goal with the property is wealth storage, building equity, and long-term appreciation and less about generating income.
