Just wandering if anyone else have been unable to use the 70% Calculator in tools?

What are the tools you have (your strengths) in hand to make that happen? 

I like to invest in raw ground so that is where my search started.

I'd encourage you to find an agent that understands real estate investing and have them set you up on searches with the keywords "motivated" "seller carry" "lease option purchase"If you are playing at the auction then you are swimming with sharks - even the savviest of investor would be outmatched for the guy's doing it day in and day out in that arena.

Those will be tough to cash flow though.Or you can go to HCAD.org and do a search for smaller apts, I think there's a 4-20 unit category. 

These smaller targets include daily goals of 20 minutes of reading(love the BP books) or podcast listening, and analyzing 5 deals a day(thanks goodness the web tools work on mobile devices).

Appears in pretty good shape from an online search.  

You ccan search online what the average price is for a repair - IE- thermocouple for water heater. etcI think Cozy is a good website for basic PM stuff.
