Keep in mind 401K can be a pain in the sense your not using your money as wisely as possible. 

If this is true in your area, you will need to sort out how much pain you want to put these tenants through and if offering them a 3 month extension at the current rate works, then I'd do that.

I could see advertising a lower rent might psychologically make people feel like they are getting a better "deal" on the house thou. 

That will be painful for a lot of people.
