You don't have to trade out of a single family rental into another single family rental -- there are other 1031-eligible investments that might fit by providing passive monthly income. 

This will make it necessary for Buyer’s agents to provide potential buyers with that contract for payment of their services prior to working with them.

When the transfer happens, they should provide you with copies of the tenant records, tenant contact information, your owner records, spare keys, codes, etc.The PM should notify the tenant in advance that management is transitioning back to the landlord.

I opted to  provide my renters with a yoga mat, hand weights and the house pool is great addition to get some exercise! 

I may be parting ways with my current provider.
