I, personally, would like to see how learning and investing in "Foreclosures" would be benefiting us as I see the trend currently being very overwhelming in this area due to the subprime loans scandal that exists.

I guess the only reason could be if I invest into property improvements that benefit the tenant - i.e. energy efficiency in appliances, windows, etc.....

You as the owner of the home would then have the benefit of exempting any further gains upon sale at a later date.I don't know what you mean by subtracting depreciation from gains when the LLC sold it, but it seems you have several items mixed together.
