Ask about what their processes are to react to maintenance, rent collections, tenant inquiries, applications, leasing, etc.....If you don't agree with or are uncomfortable with their processes and procedures, keep interviewing.

I think there are some ways you can properly vet an opportunity where you can make it work, with a good foundation of business expertise under your belt, a good team around you, and some well machined systems/procedures in place with whatever it is you're investing in.
