I've seen good tenants start out really great and then six months or a year later just totally flake out.Whether you blame it on global warming, drinking the local water or mental illness it's just part of the biz and you follow procedure.

If they insist that you do, it's a violation of RESPA (Real Estate Settlement Procedures Act) and us called "steering".  

Ask about what their processes are to react to maintenance, rent collections, tenant inquiries, applications, leasing, etc.....If you don't agree with or are uncomfortable with their processes and procedures, keep interviewing. 

Tax sale laws and procedures are very state specific. 

I don't know if this is standard procedure but my lender was very strict.

I've read plenty and sure I can read some more, but I have yet to find a resource that details the various procedures in dealings and transactions.

I think there are some ways you can properly vet an opportunity where you can make it work, with a good foundation of business expertise under your belt, a good team around you, and some well machined systems/procedures in place with whatever it is you're investing in. 

It is all quite seamless.No one except the attorney and me know exactly what the procedure was and what the numbers were.

Our processes and procedures are starting to become clear- great points about being laser focused and specific on what you buy- takes a lot of the guesswork out so you can just f****** do it!

I understand that they are guiding through a real procedure, but is the deposit and bidding are real or it's a true demo?
