as  PML personally your first positions are simply too high to take the risk of being in Second position.

I think it's less a function of people just love the burb life and more that people are priced out of the city as much so they're looking for the "affordable" option ... and that's in the suburbs.And I do think there are still some under-asking properties out there, but anything that's taken care of, that's a remodel (but not an obvious crappy flip), is going quickly now. 

The more I learn, the more I understand why a person would want to sell and buy this way:1.)

Education is life-long.

When I read things of this nature, what comes to mind is, did the person writing this actually do that themselves.

Personally I would call your local investment guru agent or property manager and see what you can do.

I would certainly rather have the tenant pay $3,500 and personally pay an extra $100-$500 for a whole new unit. 

Personally, I had one experience where my Lender wanted the LLC to be within the state where the property was being purchased.

(and I don't mean on Zillow - I mean in person.)
