The one thing that I will say having managed properties in other countries (China and Russia) is that you need to have a firm grip on the culture and the culture surrounding rental properties, land ownership, law enforcement, court systems, etc. 

There is a good amount of competition nowadays in the campus town area with all the new units built over the last 5 years and if you don't already have leases on all the units you could be looking at some vacancy for the first year of ownership.  

If you just did the initial start up and then they will help out from here on out and have full voting rights based on their ownership, then you could likely all be partners.

I always make my contracts assignable..but only to take ownership in one of my entities rather than in my personal name.

There is something called "adverse possession" basically it means if someone takes possession of property, after a period of time they can claim ownership of the property. 

But interest rates are moving up along with home price-- sounds like an equation for more renters and less home ownership.

Or that single family products are somehow 'meant' only for sole ownership.

June 1, 2003. 72.1015, 72.1016, 72.1017, 72.102, and 72.104, personal property is presumed abandoned if, for longer than three years:(1) the existence and location of the owner of the property is unknown to the holder of the property; and(2) according to the knowledge and records of the holder of the property, a claim to the property has not been asserted or an act of ownership of the property has not been exercised.

I'm well aware of that, @John Thedford which is obviously the point of tying up the property hence taking ownership which there are many strategies outside of simultaneous closings.
