I've owned a triplex in a C neighborhood for about 3 1/2 years now. 

I built my ADU through my own research and inputs here and the info here is so amazing!!!

I currently own a cute villa 2/2 in West Palm Beach Florida,  in a 55 and over community.  

The transaction was a little complicated because the buyer was a group formed by an investor owning a 40% interest in the subject property (my partner and I were the managing partners of the current owner entity and 60% owners.

A married couple in their 70s that have previously owned homes for 40+ years and are now retired with no debt, no kids, and 50 years experiene as adults should not be looked at the same as a boyfriend/girlfriend in their early 20s that have never owned a home or rented together before, still paying student loans, living paycheck to paycheck, and financing that 2018 Dodge Charger in the driveway.

@Will StewartIf you head over to the syndication reviews I strongly recommend reading a lot of those posts - I do not believe many on either one of those companies but the gist of it is while it’s great to get reviews - make sure to do plenty of your own due diligence on these entities.

But to each their own. 

You inspect, you may need to negotiate repairs or price changes based on your findings, the bank appraises it to ensure they can underwrite the loan, then you close.If you find yourself anxiously waiting, you can do what the vast majority of investors never do: educate yourself on how to manage a rental.
