I also have a Roth SDIRA which has $50,000 invested in a syndication effort.Emergency fund: $20,000Investment Cash: $75,000I put $500 every 2 weeks into Investment cash and also have my cash flow from the rentals of $2,008 auto transferred to Investment Cash account.I have 5% of pay going to TSP (retirement) account as my employer matches up to this amount.

@Nathanael Rojas maybe this method works for a company or a person that has a lot of cash to close deals, but it's horrible advice for someone just starting out.If an offer gets accepted you are legally saying that you will make a good faith effort to close on that property.

Rental income doesn't get hit with the self employed income tax, so having them in an S-corp isn't really necessary.In the future, we may break up properties by area or risk demographic.

The issue is I'm self employed and everything is written off, my credit ranges from 750-790 depending on the credit card miles game.
