Obviously Fund & Grow has a method to sidestep the credit department's underwriting standards.My theory is that they are making use of " shelf corporations ", corporations with no assets or current business activity.

I also have a Roth SDIRA which has $50,000 invested in a syndication effort.Emergency fund: $20,000Investment Cash: $75,000I put $500 every 2 weeks into Investment cash and also have my cash flow from the rentals of $2,008 auto transferred to Investment Cash account.I have 5% of pay going to TSP (retirement) account as my employer matches up to this amount.

@Nathanael Rojas maybe this method works for a company or a person that has a lot of cash to close deals, but it's horrible advice for someone just starting out.If an offer gets accepted you are legally saying that you will make a good faith effort to close on that property.

Rental income doesn't get hit with the self employed income tax, so having them in an S-corp isn't really necessary.In the future, we may break up properties by area or risk demographic.
