My answer is, right or wrong, I put lying about "other offers" as just fair game negotiations that don't really reflect on a person's honesty.   10.5-13% Points will depend on the rate.

Next it will all come down to the numbers for the deal to really confirm 80%-90% LTC/LTV on purchase, 100% of rehab (funded in draws) not to exceed 65-75% ARV (depending on the lender, most are 70-75% ARV) Kiavi is a great lender, but it comes at no surprise as their internal credit analysis throws me for a loop sometimes (and shocks me, as very qualified borrowers sometimes still don't make it through that analysis)In short, you simply need to connect with the right lenders and each will have varying rates, costs, fees, etcBill Fay referenced the Hard Money Lenders link here on BP which is a great direct resource!

I talked to a BP agent from Yuma a while back and he says there are 30,000 a week coming through just there - that they make contact with, doesn't count the 'gotta-ways'.So my guess is that it depends on who ends up in power...if the current guys continue, I would see huge tax increases to build housing for the illegals.

Hi @Jessica FrancoGreat to hear of your interest in property back home.From my experience (we own a company called KOURO here in South Africa) it really really depends on the strategy you hoping to focus on, the area, purchase price and what value you can add to that property - as discussed everywhere on BPWe do flips, multi-lets and now recently starting Developments.Our returns are really good and we give great returns to our hard money lenders of between 15-20%.We are quite happy and believe that the property market here, if bought right, will last through any down times.
