You identify comps based on recent sales in the area that are similar in location, condition, size/layout and features - its doesn't matter whether its a "creative financing deal" or not.Frankly if you're not comfortable with it then you should seek out the help of a professional - assessing value is a major part of the deal analysis process and you don't want to wing it or make a decision based on the advice of an internet forum.

So many variables, it's impossible to pinpoint the problem, however I'll venture a guess: If you only have gotten 2 showings in 2+ months, and factoring in the winter weather, and assuming the house is on MLS, and the average dom is less than 70+ days, and the style of house is appropriate for the location, layout and its condition, IT'S THE PRICE.With respect, the realtor selection imho is your bad.

Newer properties have been gut rehabbed with layout changes to accommodate a more modern floorplan with bigger bedrooms, but the smaller 2-4 units commonly have tiny bedrooms in those areas

I feel that it will sooner or later slow the new construction that has been happening in Far East El Paso and maybe some value appreciation.I am not an urban developer and just learning about these laws, when I first moved here and searching google maps I noticed these "subdivisions" layouts and thought it was future development.Any Thoughts??

I am having trouble locating this home style on google, when searching for photos of similar homes.I would normally call it an "L-Shaped Tri-Level" or "L-Shaped Split-Level" but if you pull up a google image search with those phrases, nothing shows an attached garage in this manner.Is there a better name for this type of layout that I am missing, specifically, with a front-attached garage as shown?
