I would guess if you didn’t share and the issue resulted in a lawsuit, not providing the lease would be an automatic strike against you and the judge would lean in favor of the tenant.

So, as others have stated, it's really about having to deal with a pushy Realtor that treats the PMC badly.There are legitimate liability concerns:- Tenant's possession(s) go missing during a showing- Prospect is injured at a showing and sues EVERYONE- Realtor shows up at tenant's home and strong-arms their way into walk-thru or showing, causing tenant to file lawsuit for violation of their privacy rights.- Etc.Our contract states we charge owners $50 for any appointment NOT related to property management.

I'm using my previous agent to look for a property that has a detached garage/in-law suite as I need a place to keep my things permanently and try to get away from living in friends attics between deployments, but am willing to keep downsizing personal belongings and couch surfing if it gets me closer to my goal.

If the LLC is not on the policy, you leave the door open for the insurance company to not respond to a lawsuit against the LLC.If you get a new policy with the LLC as the Named Insured, you will want a Renters policy to provide coverage for your personal belongings not owned by the LLC.

They of course check to make sure you don't have anything big like a major lawsuit against you, foreclosures, etc. but those are mostly niche things.As far as where to apply, I would recommend just looking at reviews of places and see who has a good reputation for following through and for good products.

Once that water is trapped between the vinyl plank and the floor underneath, it's all over if cement is underneath, it'll eventually dry in 3 or 4 days but it just wasn't worth the constant risk of threatening lawsuits from tenants thinking they are sleeping in urine and feces.
