It's really about larger commercial properties but I think a lot of it applies to smaller multi-family.

This is only an issue if you work with larger banks and they sell off the debt to Fannie / Freddie.

We renovated the laundry room, added a refrigerator and painted the cabinets to bring a fresh, clean look, along with a little bit of hands-on TLC we did ourselves on weekends and during our lunch breaks.

My value is that I'm currently the acquisitions manager for a wholesaler and have done 30+ deals this year and know how to analyze different neighborhoods which opens this investor up to being able to do more deals with larger profit margins.

I am also interested in a partnership for larger cash deals. 

So I do look at it as a long term opportunity, it's just not totally clear what new gross rentals the value-add renovations will bring (which I classified as repairs in the calculator).

I will be left holding the bag on it, or just trying to get a LARGER long term rental rent payment if this law is passed.
