Try to really excel at that strategy before getting distracted by the next shiny object syndrome. 

Even now when I'm buying large commercial deals, I'm constantly learning. 

I currently have a large 1/1 with a ton of space in a highly desirable location in Chicago.

Be very careful about sending money to anyone who claims to be an expert in one of these forums or who has a website that seems to talk a lot about the "easy investor life" without much discussion of the very serious risks involved in the investment.
