I figured I should probably introduce myself since I'm in here!

@John Thedford We could use some ethics speech up in here.

I don't want to say no if it's a good deal but I don't want to get her in a contract and then let her down, putting her right back in her original position.

On the other side of things my mom in her 70s manages vacation rentals out of state and loves it (although she is starting to talk about slowing down)  for her it's more fun meeting people and she doesn't really think of it as a job. 

She called this evening saying she can now stay in her current unit and wants her money back.

There are always ways around every obstacle.

Regardless of the fact she doesn't have the right for extra person in her apartment and if she says my boyfriend wants on the lease then you can say OK let him fill out this application screening if he checks out I'll consider it.

Hopefully someone will chime in here and I can bookmark the post to have all five to learn from. 

Funding is one of the biggest obstacles for many and that is why usually people don't start with flipping right away.
